Man is in a serious condition in hospital following a fire in a basement flat on Queensferry Road earlier this morning.

Fire-fighters were called to the scene at 5:46, where they extinguished the blaze and remained while the property was ventilated.

The 41 year old man was taken to Edinburgh Royal Infirmary by The Scottish Ambulance where staff say he is in a serious condition.

A joint Police and Fire Service investigation is now under way to establish the cause of the fire.

Queensferry Road was closed as emergency services dealt with the incident but has since reopened.
